1Planning Permission and commencement noticeThe Acting Solicitor needs to be furnished with a copy of the Planning Permission and Commencement Notice immediately. If the Local Authority has acknowledged receipt in writing of the Commencement Notice, this should be furnished with a copy of this also.
2Homebond/Premier Guarantee SchemeIt is preferable that the houses be registered under the homebond or premier guarantee scheme. Otherwise, it will not be possible for deposits and or stage payments to be released to the Developer.
3Floor Area CertificatesEvery new house must have a floor area certificate regardless of its size in order for the purchaser to qualify for the stamp duty relief available for owner occupiers. It is vital that the Developer liaises with the Department of Environment about this at the earliest possible opportunity.
